Most masonry problems start small. A hairline crack in the mortar, a single spalled brick, or minor surface erosion are all signs that your masonry needs attention — but not necessarily replacement. Repair is typically the right call when the damage is limited to a small area and the surrounding masonry is still structurally sound. This includes mortar erosion where the bricks are still intact, scattered cracked or spalled bricks making up less than 15% of the wall, hairline settlement cracks that are not actively widening, minor chimney crown damage, and surface staining or efflorescence.
Repointing — removing deteriorated mortar and replacing it with fresh mortar — is one of the most common masonry repairs. When done properly with mortar that matches the original in composition and color, repointing can extend the life of a masonry wall by decades.
There are situations where patching won’t solve the problem. If the damage is extensive, structural, or caused by an underlying issue that hasn’t been addressed, replacement is the more cost-effective long-term solution. Replacement is usually necessary when more than 30% of the bricks or stones show spalling, cracking, or deterioration. It is also needed when a wall is leaning or bowing more than 2 inches, when stair-step cracking follows the mortar joints diagonally indicating foundation movement, when a retaining wall has failed due to drainage issues or soil pressure, or when previous repairs have been patched over multiple times without addressing the root cause.
Continuing to patch a wall that needs rebuilding is throwing money at a problem that will keep coming back. A proper replacement addresses the foundation, drainage, and structural support — not just the surface.
