What we check, and what the readings mean

We don’t guess. We test. We use a moisture meter to read the water content inside your wall. Then we check the spots where water gets in most: around windows and doors, along rooflines, at the kickout flashing, and at the weep screed where the wall drains.

Readings under about 15% are normal for an exterior wall. Higher than that points to trapped water, and 20% or more usually means rot. If we find moisture, we map how far it spread before we recommend anything.

We patch the test holes

Some walls need a probe test. That means we drill a few small holes to read moisture deep inside the wall, then we seal them so you can’t tell we were there. We start with a surface and visual check, and we only probe when the readings call for it. Many inspections never need it.

Why use a contractor who also repairs?
