Most companies that come up for commercial waterproofing in New Jersey work below grade. Foundations, basements, footing drains. That is a different trade and we don’t do it.

We work on the part of the building you can see. Walls, sealant joints, parapets, terminations, and the seams between cladding materials. If your leak is in the basement, we’ll tell you on the first call instead of selling you the wrong scope. If it’s coming through the wall, that’s our work, and it sits inside our broader commercial exterior services.

Commercial Buildings Leak at the Edges

A wall almost never leaks in the middle. It leaks where something interrupts it.

That last one causes more damage than owners expect. When water gets behind cladding and has no way out, it stays there. On EIFS buildings that shows up as rot in the sheathing long before it shows up on a tenant’s wall. That work is covered under EIFS remediation.

Coating a Bad Wall Doesn't Waterproof It

This is the expensive mistake. An owner hires a coating applicator, the building gets a fresh waterproof finish, and it leaks again the following spring.

The coating wasn’t the problem. The wall underneath it was. Cracks that were never routed and filled. A joint that was recaulked over old failed sealant. A flashing detail that was never corrected. A coating hides all three and fixes none of them.

Sealant Is a Wear Item

Property managers budget for roofs. They budget for HVAC. Very few budget for sealant, and sealant fails first.

Joints move every day as the building expands and contracts. In North Jersey they also freeze and thaw through the winter, which widens every gap water gets into. Eventually the sealant loses adhesion or hardens and cracks. From the ground it still looks fine.

We assess joint condition on site rather than quoting a blanket replacement interval, because a south-facing elevation ages faster than a shaded one. Joint work sits alongside our coatings, painting and caulking service.

No. We work above grade on the building envelope: walls, joints, parapets, and cladding. Below-grade foundation and basement work is a different trade. If that is what you need, we will tell you on the first call rather than sell you the wrong scope.
