We don’t paint offices, hallways, or tenant fit-outs. If that’s what you need, hire a painting contractor.

What we do is coat building exteriors: stucco, EIFS, masonry, and concrete. That’s a different job, and it’s the one we’ve been doing across North Jersey for more than 25 years as part of our commercial exterior services. The difference matters more than it sounds, because on an exterior the coating is only about a third of the work.

The Prep Is the Job

Most painting contractors can roll a wall. Very few can fix the wall first.

Before anything gets coated, we route and fill cracks, cut out and replace failed sealant, repair spalled or delaminated areas, and clean off chalking. Coating industry guidance is consistent on this point: applying over a dirty, chalking, or damp surface is the most common reason coatings peel early.

Because we do stucco crack repair ourselves, there’s no handoff. One crew preps and one crew coats. If something fails, there’s nobody to point at but us, and that’s the arrangement we want.

Different Walls Want Different Products

A recoat over 1990s EIFS is not the same job as coating bare block. We match the product to the substrate.

Sometimes the Answer Is Don't Coat It Yet

If a wall is holding moisture, a coating seals it in. The building looks better for a season and gets worse underneath.

When we see that, we say so. The right sequence is to find the source, do the EIFS remediation or repair work, let the wall dry, and coat it after. That’s a longer conversation and a slower sale, and it’s still the right call.

Most of our exterior work happens on occupied buildings. Nobody is closing a retail center so a facade can be painted.

We sequence elevation by elevation so entrances, loading docks, and parking stay usable. We work Monday through Friday, 9am to 5pm, and our crew speaks English and Spanish. You can see finished commercial work in our project gallery.

No. We coat building exteriors: stucco, EIFS, masonry, and concrete. Interior office painting is a different trade and we will point you elsewhere rather than take work outside our scope.
