Here is what most contractors won’t tell you. If water is getting into your house at a window, a missing flashing, or an open joint, a coating will not stop it. It handles surface-level problems well.
It does not fix structural cracking, delamination, or a wall that leaks at a detail. Those need stucco crack repair or a real repair scope first.
Elastomeric coatings have a low perm rating. That is the whole point. Low permeability is what keeps water out.
It also slows the wall down when it needs to dry. If moisture is already sitting behind your stucco, a low-perm coating holds it there against the sheathing. Wood stays wet longer. Rot moves faster. The house looks better and gets worse.
This is why sequencing matters more than product choice.
We look at the wall first. Where the cracks are and what shape they are. Whether the finish is chalking. Whether there’s staining below windows or at the base. Then we take readings.
If the wall is dry and sound, we coat it. If it isn’t, we tell you, and we fix the cause first. That may mean a moisture intrusion inspection, sealant replacement, or stucco delamination repair before any coating goes on.

Elastomeric is made for masonry surfaces. Hard coat cement stucco, synthetic stucco, block, and concrete all take it well.
It does not bond properly to wood. Trim, fascia, and wood siding need a different product, and putting a heavy masonry coating on wood is a common way to create a peeling problem. We coat each material with what it actually needs.

South and west elevations take the most sun and weather fastest. A shaded north wall can go considerably longer. We assess elevation by elevation instead of quoting one number for the whole house.
