Most new homes here don’t use one material. They use stucco on the upper floors, stone at the base, and something else on a feature elevation. That usually means two or three subs.

One contract means one schedule, one insurance certificate, and one company responsible for every joint where two materials meet. That last part matters more than builders expect.
Inspectors who look at new construction find the same things over and over. Missing kickout flashing. Missing weep screed. An unsealed seam where stone meets stucco.
None of those are exotic mistakes. They happen because the detail sits on the line between two subcontractors and neither one owns it. When we run the whole package, there is no line. The detail is ours.
Cladding can’t start until the house is dried in. Windows and doors set, roofing on, flashing complete, water-resistive barrier lapped correctly.
So we plan backward from that date instead of forward from a wish. If the window package is running three weeks late, that’s a cladding problem three weeks later, and we’d rather tell you in April than in October.

In North Jersey that creates a hard edge on the calendar. On some jobs we keep going with temporary enclosures and heat. On others the right answer is to hold the cladding until spring. A finish applied too cold fails, and it fails after the certificate of occupancy, which is the worst possible time for a builder.
Very little of the new residential work in this market is greenfield. New Jersey has almost no vacant land left, so most of what gets built here goes up on a lot where something else came down.
That changes the job. Tight sites, close neighbors, limited staging, and a street that has to stay usable. We work on those lots regularly across Bergen, Essex, Union, and Morris counties.
