Properly installed traditional stucco can last 50 to 80 years in New Jersey. The biggest factors are installation quality, maintenance, and how quickly small problems get fixed. NJ’s freeze-thaw cycles wear down stucco faster than dry climates, so annual inspections are smart for homes over 15 years old.
Traditional stucco (also called hard coat) is cement-based and applied in three coats over wire lath. It’s rigid, breathable, and impact-resistant. EIFS (Exterior Insulation and Finish System) is a layered synthetic system with foam insulation, a base coat, mesh, and an acrylic finish. EIFS is lighter and better insulated but requires proper drainage to avoid trapped moisture. Both work well when installed correctly.
Watch for spreading cracks, brown or dark staining near windows and rooflines, white powdery residue (efflorescence), bulging or soft spots, mold growth, and musty smells inside the home. Any of these point to moisture issues or system failure. The signs section above covers each one in detail.

Widespread cracking, soft spots, structural cracks wider than a quarter-inch, or stucco pulling away from the wall often points to a bigger failure that needs remediation. A professional inspection will tell you which one you’re dealing with.
It depends on the cause of the damage and the specific policy. Damage from a covered peril (storm, fire, sudden accident) is often covered. Damage from neglect, slow water intrusion, or normal wear and tear typically isn’t. Review your policy and document the damage with photos before filing a claim.
